U.CITY’s housing policy provides that a maximum number of 33% of current tenants may renew for the following year on a fist come first serve basis and provided that the Tenant has notified U.CITY at least three months prior to the end of the housing contract of his/her wish to renew his/her contract for a further year.

Yes, our Launderette Room is in the basement of the building. Its washers and dryers are coin-operated 24/7.

The building has secured access and is monitored by closed circuit television (CCTV) in all public areas.

U-city is centrally located. Therefore, plenty of bars, restaurants, cafes, convenience stores, pharmacies, doctors and clinics, supermarkets, and more can be found close by.  Tenants can also catch a city bus within a walking distance from the building. [Consider naming the busses nearby and examples of routes…Bus A58 to city center etc etc—for tenants, especially international students, who do not own a car, this will be a vital piece of information concerning their everyday life and they will definitely want to know more and have truthful information on it]

The contract runs from September 1 until August 25th of the following year. The Guarantor guarantee’s ability to pay any rent and associated charges, damages and/or fines that a student may owe or incur during their tenancy.

There is a €1200 guarantee deposit to cover any possible damages. If, upon inspection, we do not observe any damages in the room, the full amount of your deposit is returned when the contract expires. In case of damages, the amount needed to fix the damage is subtracted from the returned deposit.

There is also an additional €50 key and smartcard deposit, which is also refundable if they are returned as they were provided.

Yes, there is a discount of 2%.

Yes, there are 44 parking spaces available.  These are available for a fee of €200 per assigned space and the duration is for the same 51 week tenancy period, beginning on the 1st September of each year.

To reserve an apartment, you will need to provide the following information by email upon cart checkout:

  • A copy of your I.D./passport.
  • A copy of your student card/your letter of enrollment from university/ your letter of acceptance from university.
  • A copy of a utility bill as a proof of your home address. (if available)
  • A copy of your guarantor’s I.D/passport.
  • A copy of a utility bill under your guarantor’s name as a proof of his/her home address.
  • A completed tenancy agreement.  (this is can be downloaded during web checkout from our website)

The documents above should be sent to us by email: management@ucityresidences.com along with the reservation/tenancy/key deposit to our bank account, details of which are provided within the tenancy agreement.

The scanned copy of the documents should be sent to us in either .jpg, .png or .pdf format.

The services included in the rent fee are: Internet, Electricity, Common Area expenses and the water bill.

Access to the gym, the Common Room and Common Seating Areas are also free for all tenants. 

Furthermore, all rooms are cleaned weekly, thus ensuring that they are maintained to the highest standard—please note that the cleaning service does not include Linen Service.

Payments are organised by Direct Bank Transfer, details of which are provided to you within the tenancy agreement.

In order to reserve an apartment, you need to pay a reservation/guarantee and key deposit of €1250, complete the application and provide all the documents as requested.  To begin the process, please navigate to the student apartments page, choose your room, add to cart, and then go through the check out process, at which point you will be able to download a copy of the tenancy agreement, which contains all the information needed to make a booking.

Applications for a U-City apartment can be done when you have been accepted to study at an academic or research institution in Cyprus and you have been given a Student Identity Number by your university’s Admissions Office or a letter confirming you have been awarded a seat.
